Stand out as an estate agent

Give clients a clear reason to choose your estate agency.

“Personal service” means little until a seller can see what you do differently. Make your expertise, working process and client experience specific. These seven choices help you explain that difference without making claims you cannot support.

Last updated: 22 October 2026

1. Choose a specialism you can demonstrate

A clear specialism helps someone recognise whether you understand their situation. Base it on work you actually do, the knowledge you have and the demand in your area. It should guide the service and examples, not just become a line in your headline.

Property type
For example, apartments or detached family homes. Explain the issues you regularly handle for that type of property.
Neighbourhood or area
Show what you know about a specific district through real experience and properly sourced local information.
Client group
First-time buyers, families moving locally and property investors need different explanations and support. Choose an audience you genuinely serve.
Price segment
If your experience supports it, explain the needs of that segment. A price label alone does not prove expertise or justify a higher fee.

2. Use technology to improve a real part of the service

Choose tools because they remove a specific difficulty for your clients or team. Before adopting another system, decide what it should do, who checks it and how a client reaches a person.

Website questions
A configured assistant can answer from approved information and offer a contact request when the team is busy. It must hand over questions it cannot answer.
WhatsApp handover
Set realistic response expectations. Notifications and a separately activated conversational assistant are different services.
Useful content
Prepare research and drafts efficiently, while keeping local facts, professional judgement and permission to use client material with the office.
Evidence for priorities
Use search and website information to choose a suitable improvement and compare its result. A tool’s presence alone is not a customer benefit.

3. Let people get to know the agent they would work with

A seller wants to understand who will advise them, how decisions are made and what communication to expect. Use your own voice and experience. A recognisable profile is more useful than generic claims about being the best office.

LinkedIn
Explain a professional choice or answer a question you hear in consultations. Invite a useful discussion.
Short video
Show the person behind the service and explain one practical topic clearly. Use subtitles and appropriate image permissions.
Local media and events
Contribute relevant local knowledge where there is a genuine editorial or community fit.
Your own website
Keep your biography, specialism and service process consistent with the experience a client will receive.

4. Make your local expertise easy to find

Describe the services and places you cover clearly on your website and Business Profile. A page about a neighbourhood should contain useful local knowledge rather than a duplicate of another town’s page. Real projects, practical explanations and dated evidence help a visitor judge your experience.

Connect related service, area and advice pages with useful internal links. Participate in genuine local networks instead of buying irrelevant links or inventing affiliations. Local rankings also depend on factors outside your control, including distance and competition.

5. Let real client experiences support your claims

Ask clients for honest feedback after a suitable completed stage. Send a direct review link, make the request easy to understand and respond professionally. Do not offer rewards for a rating or ask only the clients you expect to be positive.

A useful case explains the original situation, what you did and the outcome you can substantiate. Obtain permission for names, photographs and transaction details. Klusio can support connected review functions; it should not turn a customer’s opinion into a guaranteed outcome for the next seller.

6. Make your service feel considered

Marketing is easier to substantiate when it describes an actual working practice. Choose gestures and communication habits your team can consistently deliver, and explain them before the client appoints you.

Progress updates
For example, send a short personal video or clear written summary after viewings, covering feedback and the next decision. Agree a realistic rhythm with the client.
A thoughtful handover
A suitable local gift or practical welcome information can mark completion. Keep any gift separate from a request for a positive review.
Aftercare
With permission, check in after the move, for example after three months. Make it a genuine offer of help rather than an automatic sales message.
Transparent expectations
Explain the basis for your advice, possible difficulties and what is still uncertain. A realistic conversation is more useful than an unsupported asking-price promise.

7. Make contact straightforward when your team is unavailable

A homeowner may research an agent on Sunday evening, while a buyer may message during a viewing. Provide clear office hours, an accessible enquiry form and a useful answer to what happens next.

If you use a website or WhatsApp assistant, configure approved knowledge and a human handover. It can acknowledge or handle suitable questions within its settings; it cannot make staff available around the clock or resolve every request. Keep the normal phone and contact options visible.

A measured estate-agency example: NieuwHuis

The public NieuwHuis case records 13,607 Google impressions and 221 organic clicks from 17 January to 11 April 2026. The historical summary reports 417% growth in impressions. It also records a Google position for “makelaar Almere Duin” and a separate dated ChatGPT observation. Those are specific observations, not permanent rankings or a promised outcome for another agency.

The later, fully dated comparison recorded 455 Google clicks from 5 July to 2 October 2026, versus 136 in the same period in 2025. Source: Google Search Console. That is approximately 235% more clicks. It does not establish how many valuations, sales instructions or transactions resulted. Read the complete case for the implementation and measurement context.

Make the seven choices work together

Your specialism, technology, personal profile, local visibility, client evidence, service experience and contact route should tell the same story. Pick the changes that make a real difference to your clients and match your team’s capacity.

Klusio supports research, content, connected review functions and suitable recurring website improvements. Access, approval and plan scope determine what can be executed. Your expertise and client relationships remain the foundation of the service.

Discuss your agency’s website

Bring the services and locations you want to develop, your current website and the work you can realistically take on. Request a call back in English or choose a personal demo. A request does not book an appointment or start a subscription.

Questions and answers

How can I stand out from other estate agents?

Make your specialism, process and local experience concrete. Show real examples and client feedback, explain what communication looks like and offer a clear contact route. Choose differences you can deliver consistently.

Should my agency specialise?

A specialism can make the fit clearer, but it needs enough relevant demand and genuine expertise. Consider property type, area, client group or price segment. Research the opportunity before narrowing the business.

Which technology is useful for estate agents?

Useful choices include evidence-based content preparation, supported website improvements and configured assistants for suitable questions. Decide the purpose, permissions and handover first. No tool replaces professional advice or guarantees instructions.

How important are Google reviews?

They help a potential client assess other people’s experiences. Invite honest feedback from real clients, respond responsibly and use review content accurately. Avoid invented ratings, selective invitations and promises of a fixed ranking improvement.

How can a smaller office compete with a larger agency?

Explain the strengths you actually have, such as a particular specialism, direct contact or detailed local knowledge. Demonstrate them through your process and evidence. The size of another agency does not prove that its service is slow or impersonal.
