SEO for estate agents

SEO for estate agents: make your local expertise easier to find.

Help sellers and buyers find a relevant explanation of your services, assess your experience and contact the office. Work on these eight areas using evidence from your own website, rather than publishing a page for every place name or chasing an arbitrary content target.

Connect the work to an enquiry

Four functions need to fit together: useful pages, an accurate Business Profile, a clear contact route and measurement. Improving one does not automatically solve the others. Agree who prepares the work, who approves it and what the website connection can safely apply.

SEO and content
Improve a service or area page, answer a distinct question or repair a justified technical problem.
Business Profile
Maintain accurate information and use supported connected functions within the permissions granted.
Contact and optional chat
Help a visitor continue through a normal form or telephone route. An activated assistant can handle suitable questions.
Search Console and enquiries
Track Google impressions and clicks separately from contact requests, appointments and instructions.

1. Maintain the Google Business Profile

Check the real office details, suitable categories, services, opening hours, contact information and website link. Use current photographs and respond appropriately to reviews. Where updates or questions are supported, keep them useful and accurate.

Google describes local results in terms of relevance, distance and prominence. A complete profile helps Google and potential clients understand the business, but no profile optimisation can guarantee first place. Klusio’s connected actions depend on access, available functions and approval.

2. Choose search questions that match the service

Begin with the services and places you actually cover. Use Search Console and relevant research to find out which pages already appear and which questions genuinely need a better answer. Compare intent and existing coverage before choosing a new target.

These are illustrative Dutch searches for a business operating in the Netherlands. They are not measured search volumes or ranking predictions. Translate a customer’s question naturally when an English-speaking audience needs its own explanation.

Example search intentions, not measured demand
Example searchWhat the visitor may needSuitable destination
makelaar AlmereCompare local estate agentsA substantive office or service page
makelaar Almere DuinAssess experience in a specific neighbourhoodA useful local page, if distinct evidence supports one
huis verkopen Almere kostenUnderstand selling fees and other costsA clear cost explanation connected to the selling service
aankoopmakelaar FlevolandFind buying representation in the actual service areaThe buying-service page
wat doet een makelaarUnderstand the agent’s role and processA practical explanation that leads to the relevant service

3. Create neighbourhood pages only when they add value

A single working-area list may leave important questions unanswered. The answer is not automatically a separate page for every neighbourhood. Check whether an area has distinct demand and whether you have enough specific knowledge to help someone choosing an agent there.

A useful page can discuss relevant property types, your actual experience, local features and properly dated market information. Include a real case only with permission and evidence. Use the area name naturally in the title and content. Where the material would repeat another page, strengthen the existing explanation instead.

4. Answer the questions behind a selling or buying decision

Useful content serves a different task from a property listing. Select subjects from real consultations and research, then check for overlap. The following eight topics are possible directions, not a monthly publishing quota or a claim that every topic always attracts traffic.

Selling costs
Explain the office’s current fee, VAT treatment and which other costs are separate. Use approved figures and conditions.
The selling process
Describe preparation, presentation, viewings, offers and the practical handover as your office actually organises them.
Neighbourhood information
Use local experience and dated sources for prices or transactions. A general average is not a valuation of one home.
Mortgage advice and representation
Explain how the roles fit together and when a qualified mortgage adviser is needed.
Selling in a tight market
Discuss relevant choices and uncertainties using current evidence, rather than promising a particular price.
Energy-label questions
Use current authoritative information and professional review for obligations and exceptions.
Offers above the asking price
Explain the factors a buyer discusses with an adviser; do not offer a universal amount or strategy.
A dated local market update
Define the area, period and source. Maintain it when the information changes or mark it clearly as historical.

5. Use genuine client evidence

A real review helps a visitor understand how a client experienced the office. Invite honest feedback from actual clients and respond professionally. Case studies can show the situation, your contribution and a supported outcome with the client’s permission.

If Klusio’s review function and the necessary connection are available, it can support invitations and follow-up. Keep reviews matched to the right customer interaction. Do not invent a review count or rating to fill a design example, and do not promise a specific ranking improvement from collecting reviews.

6. Check the technical foundations

Technical problems can prevent useful content from being accessed or make the website difficult to use. Inspect the actual site and prioritise findings that affect visitors or search discovery. A performance score on its own is not a ranking guarantee.

Mobile performance
Check loading and interaction on representative mobile devices and connections. Use measurements to identify the actual slow elements.
HTTPS
Keep public pages and their resources accessible securely, with consistent redirects where needed.
Responsive layout
Check readable text, working navigation and forms without sideways scrolling or zooming.
Page titles and descriptions
Give each important page an accurate, useful title and description that matches its visible content.
Structured business information
Where appropriate, use accurate RealEstateAgent structured data that agrees with the visible office information. Markup does not guarantee a search feature.
Sitemap and Search Console
Check that intended public URLs can be discovered and inspect indexing problems. A sitemap entry is not proof of indexing.
Missing pages and redirects
Repair broken destinations and send genuinely replaced pages to a relevant alternative. Give a missing-page screen useful navigation.
Layout stability
Check for content shifting as images, fonts or widgets load, especially around buttons and forms. Fix the cause rather than targeting a score without inspecting the page.

7. Connect the pages in a useful structure

Start with a clear main service or working-area page. Link to relevant local information, a distinct service and practical advice where each helps the visitor’s next decision. An illustrative route could be “Estate agent in Almere” → “Almere Duin experience” → “Selling service” → “Preparing your sale”.

The arrows describe a useful reading path, not a mandatory URL structure. Link back to the relevant service and contact route where appropriate. Review pages that target the same question, and combine or clarify overlapping content rather than increasing the number of pages for its own sake.

8. Measure defined questions in AI systems

Keep your services, working area and expertise clear and consistent across your own content and relevant external references. Reliable sources and precise explanations help a reader check the information. An AI system decides for itself which companies and sources it mentions.

Measure selected questions with the system and date recorded. The NieuwHuis case includes a specific ChatGPT observation and a separate Google result for “makelaar Almere Duin”. These are different measurements, not a permanent position or evidence that every user will receive the same answer.

A measured estate-agency example: NieuwHuis

The public NieuwHuis case records 13,607 Google impressions and 221 organic clicks from 17 January to 11 April 2026. The historical summary reports 417% growth in impressions. It also records a Google position for “makelaar Almere Duin” and a separate dated ChatGPT observation. Those are specific observations, not permanent rankings or a promised outcome for another agency.

The later, fully dated comparison recorded 455 Google clicks from 5 July to 2 October 2026, versus 136 in the same period in 2025. Source: Google Search Console. That is approximately 235% more clicks. It does not establish how many valuations, sales instructions or transactions resulted. Read the complete case for the implementation and measurement context.

Choose the working rhythm and scope

Groei Start begins at €199 per month excluding VAT. Groei Pro costs €399 per month and includes two improvements per week, the website lead chatbot and quarterly guidance. An improvement can be new content, a stronger existing page or a justified repair. It is not a guaranteed weekly article quota.

The website chatbot is optional with Start and included from Pro. WhatsApp enquiry notifications are different from the separately activated WhatsApp customer assistant. AMI and Voice AI also have separate activation and conditions. Advertising spend and custom website development are not part of the subscription price.

Start with the next justified improvement

Bring your website, working area and the type of instruction you want to attract. Klusio can help identify and prepare a practical next step, with current and proposed text where a page change is appropriate. Supported execution follows your settings and permission.

Monthly payment is cancellable monthly under the applicable terms; annual payment has its own term. The growth guarantee applies only from Groei Marktleider with Klusio fully on automatic pilot, and compares organic impressions and clicks with the baseline. It is not a promise of a search position, valuation appointment or sales instruction. Read the full conditions before choosing.

Questions and answers

What is SEO for estate agents?

It means making relevant service and advice pages discoverable and useful to people researching an agent. It combines local business information, appropriate search questions, helpful content and sound website technology. An easy contact route connects that work to potential clients.

How long does estate-agency SEO take?

There is no fixed ranking timetable. The starting website, competition, indexing and the value of the changes all matter. Record a baseline and review completed work, Google visibility and enquiries separately over a suitable period.

Which keywords should an estate agent target?

Start with the services and areas you actually cover, such as local selling or buying representation. Add distinct advice questions that help those clients decide. Check your existing pages, intent and measured search evidence before assigning a target.

What does SEO for an estate agent cost?

Groei Start begins at €199 per month excluding VAT. The improvement rhythm, website chatbot and guidance differ by plan. Read the current package table and payment conditions. The limited growth guarantee starts at Groei Marktleider with full automatic execution.

Can an estate agent compete with large property portals?

Portals and an agent’s website answer different needs. Specific local advice and service questions can be a useful focus where you have real expertise. NieuwHuis’s dated case is one example, not proof of a position or result for every office.

Do we have to write a blog every week?

No. Klusio can support research, drafting, publication and measurement through the supported route. An existing page improvement may be more useful than a new post. Your office’s approved knowledge, facts and client permissions still matter.

What if we work in a small town with limited search demand?

Assess the actual demand, competition and content you can substantiate. A small area does not guarantee an easy top position. A shared service or area page may be more useful than thin pages for every village.
