Get more estate-agency clients
Ten ways to attract the right clients to your estate agency.
Your next client may be comparing local agents, preparing a sale or looking for buying support. Make it easy to understand where you work, what you do and how to start a conversation. Use these ten steps to build that route around your own office.

1. Make your website answer local service questions
A seller looking for an agent in your town needs more than a property feed. Explain your selling process, working area, fees or how you prepare a proposal, and what makes your approach suitable for that person. Give buying support and valuations their own clear explanation if you offer them.
Start with searches that match a real service, such as “selling a home in [town]” or “buying agent in [area]”. Check existing pages and search data before creating another URL. Distinct neighbourhood knowledge can justify a separate page; swapping a place name into the same text does not. Link useful advice back to the relevant service and contact route.
2. Keep your Google Business Profile useful
People comparing nearby offices may see your business profile before your website. Check that the profile represents the actual business, with the correct address or permitted service-area settings, opening hours, telephone number and website. Google describes relevance, distance and prominence as local ranking factors; profile work cannot guarantee a particular position.
- Services and contact details
- Explain the services the office actually provides and keep the contact route current.
- Opening hours
- Maintain ordinary and special opening hours. Distinguish office opening from appointment availability.
- Your own photographs
- Show the team and office using images you have permission to publish.
- Useful updates and questions
- Where the profile supports them, share relevant updates and answer questions accurately. Do not expose client details.
3. Ask real clients for an honest review
After a completed assignment, invite the client to describe their experience. A direct review link makes the request easier to act on. Ask consistently, without requesting only positive reviews or offering a reward for a rating.
Respond professionally to positive and negative feedback. A public response should not reveal a seller’s circumstances or details of a transaction. Where Klusio’s review tools are connected and authorised, they can support invitations and follow-up. Check the invitation and matched review rather than assuming every review came from the latest request.
4. Help visitors ask their next question
Imagine a homeowner in Amersfoort comparing agents at 21:00. They want to know how your selling fee is calculated. A clear service page may answer it immediately. An activated website assistant can use your approved information to explain the process and offer a contact request.
Keep the normal telephone and contact form visible. The assistant should not invent a commission rate, valuation or available appointment. When the question needs a person, collect the relevant context with permission and pass it to the team. An enquiry still needs qualification and follow-up.
5. Arrange a sensible WhatsApp handover
A buyer may message while you are at a viewing. Decide who responds, which questions can use an approved answer and when a colleague should take over. For example, a question at 15:00 about whether you cover Hilversum can be answered from your actual working area.
A notification about a website enquiry and a WhatsApp assistant that replies to conversations are different functions. The latter needs separate activation, a configured number, knowledge and applicable terms. Give visitors realistic expectations about a human reply; an automatic acknowledgement is not a confirmed appointment.
6. Publish local advice that helps with a decision
Use questions you genuinely receive in consultations. Give each article a distinct task and check whether an existing page could answer it with an improvement. Research helps select the subject; your local experience supplies the detail.
- Preparing a sale
- Explain the sequence, documents and practical preparations your office discusses with sellers.
- Understanding the local market
- Use a dated source and defined area for price or transaction figures. Explain what they can and cannot tell an individual seller.
- Comparing selling costs
- Separate your fee from other costs. State VAT and scope correctly, using current approved information.
- Buying a first home
- Explain the support you provide and where a mortgage adviser, notary or other qualified professional is needed.

8. Build a professional referral network
Mortgage advisers, notaries, valuers, building inspectors and interior stylists meet people who may also need an estate agent. Get to know suitable professionals and explain which clients you can help. A useful referral begins with the client’s need, not an obligation to exchange names.
- Mortgage advisers
- Discuss how buying support and financing advice can complement one another while keeping each professional’s role clear.
- Notaries
- Make the handover of practical transaction information clear and respect client choice.
- Valuers, inspectors and stylists
- Explain when a client may need their service and agree a helpful, permission-based introduction.
9. Develop your own channel alongside Funda
Property portals and your own website perform different jobs. A portal can help market a listing, while your website explains why a seller or buyer should appoint your office. Assess each using its actual costs, enquiries and role in your business.
Invest in clear service pages, local experience and an easy contact route on your own domain. That can create a direct route to your office, but it still involves development, content and maintenance costs. Keep useful portal activity rather than stopping it simply because you are starting SEO. Review the mix using suitable enquiries and instructions, not traffic alone.
10. Check how AI systems describe your office
Potential clients can ask AI systems about local agents, selling costs or buying support. Choose relevant questions and record the system, date, answer and cited sources. A mention for one question does not prove visibility for every person or conversation.
Publish accurate, consistent business information and useful explanations that can be checked against sources. Use observations to identify genuine gaps or inaccuracies. Neither a strong Google position nor a particular wording guarantees an AI recommendation. Klusio’s AI Visibility and the separate AMI module have different scopes and activation conditions.
A measured estate-agency example: NieuwHuis
The public NieuwHuis case records 13,607 Google impressions and 221 organic clicks from 17 January to 11 April 2026. The historical summary reports 417% growth in impressions. It also records a Google position for “makelaar Almere Duin” and a separate dated ChatGPT observation. Those are specific observations, not permanent rankings or a promised outcome for another agency.
The later, fully dated comparison recorded 455 Google clicks from 5 July to 2 October 2026, versus 136 in the same period in 2025. Source: Google Search Console. That is approximately 235% more clicks. It does not establish how many valuations, sales instructions or transactions resulted. Read the complete case for the implementation and measurement context.
Choose a first step and connect the rest
Review these ten areas together: service pages, Business Profile, reviews, website questions, WhatsApp handover, local content, social posts, referrals, portal balance and AI visibility. Start with a gap supported by evidence, not ten simultaneous projects.
Klusio can prepare and carry out supported recurring improvements within your plan, access and approval settings. Your team supplies practice knowledge and follows up potential clients. The result to track is a suitable conversation and, later, an instruction; publishing more pages is not an end in itself.
Discuss your agency’s website
Bring the services and locations you want to develop, your current website and the work you can realistically take on. Request a call back in English or choose a personal demo. A request does not book an appointment or start a subscription.
Talk through your website with Sicco
Leave your name and phone number for a call back in English. A request does not start a subscription, publish content or book a calendar appointment.

Call +31 85 115 5195 or use the English contact form. The call-back form requires JavaScript.
Your call-back request has been received
Klusio will follow up your request in English. This is not a confirmed appointment; no payment or subscription has started.

Questions and answers
How can an estate agency attract more clients?
Explain the services and areas you cover, answer real selling and buying questions, maintain your Business Profile and reviews, and make contact straightforward. Add relevant social content and professional referrals. Use actual enquiry quality to decide what to develop next.
What does estate-agency marketing cost?
Groei Start begins at €199 per month excluding VAT. The website lead chatbot is optional with Start and included from Pro. Advertising spend, separate services and custom integration work are outside that starting price. Compare the complete plan table.
Can SEO work for an estate agency?
It can help people find relevant service and advice pages. NieuwHuis’s published case includes dated Search Console evidence, but it is not a forecast for another office. Your starting website, local demand, competition and useful content affect what is achievable.
How long does it take to see results?
Technical completion, search visibility and new instructions are separate milestones. A contact improvement can help existing visitors once it works; new content depends on discovery, indexing and competition. Review dated results over a suitable period rather than promising a first-month increase.
Should we stop using Funda?
Not automatically. Compare its role and actual cost with the value of building your own website. Keep channels that support suitable transactions, and assess whether your own visibility creates additional direct conversations.

7. Show useful experience on social media
Property photos, local stories and answers to common selling questions give people reasons to remember your office. Publish at a pace you can sustain and respond to the conversations that follow. A content plan should support a recognisable service or audience.
